Informational:  Ordinance No. 22-05 created the following changes:

• Pre-Filing (Default) removed
• REO removed
• Property exclusions removed
• Renewals now 12 months/Anniversary
• Fees:
  • $500 occupied
  • $2,000 vacant

See ordinance for additional requirements pertaining to Vacant properties requiring proof be provided within 10 days of request by the community. 

Properties registered 6 months or more prior to the amendment have 30 days to renew the registration. Properties registered less than 6 months will renew the registration upon expiration of the current registration and register every 12 months thereafter.

Per NJ State Statute 40:48-2.12s b. (1) the creditor filing the summons and complaint in an action to foreclose that is located out-of-State is responsible for providing an in-State representative.  to be responsible for the care, maintenance, security, and upkeep of the exterior of the property.

The PM and LA can be the same individual or organization.
